Maximize tax savings on your primary home step by step

If you own a home in Gainesville, Florida, and it is your primary residence, applying for the Florida Homestead Exemption is one of the most important steps you can take to lower your property taxes. This guide walks you through who qualifies, what documents you need, how to apply in Alachua County, and what happens if you miss key deadlines.

Whether you just bought a home or you’ve owned one for years but never applied, this Gainesville specific homestead guide will help you get it right.

What is Homestead Exemption?

The Homestead Exemption lets qualifying homeowners deduct up to $50,000 from the assessed value of their primary residence for property tax purposes.

  • The first $25,000 applies to all property taxes, including school taxes.

  • The second $25,000 applies only to non-school taxes on assessed value between $50,000 and $75,000.

This exemption not only lowers your tax bill now, it also unlocks future tax protections (like the Save Our Homes cap).

Who Qualifies (Basic Requirements)

To qualify for homestead in Gainesville (Alachua County), you must meet the following requirements:

  1. You must own the property as of January 1 of the tax year you’re applying for.

  2. It must be your permanent Florida residence on that date.

  3. You must be a U.S. citizen or permanent U.S. resident by January 1.

  4. You must intend to make the home your permanent residence.

You can only claim the Homestead Exemption on one property in Florida (or anywhere else), it’s meant for your true primary home.

Documents You’ll Need

When applying to the Alachua County Property Appraiser (Gainesville), have these things ready:

  • Form DR-501 (Original Homestead Exemption Application).

  • Florida driver’s license or state ID (with your Gainesville address).

  • Florida vehicle registration or voter registration (if applicable).

  • Social Security number(s) for all owners.

  • Utility bill or other proof of residence showing your Gainesville address.

  • Recorded deed or property tax bill showing ownership. This should have been mailed to you roughly 4-6 weeks after closing, or you can find it HERE.

👉 If you’re not a U.S. citizen, bring your Permanent Resident card (Green Card) or other immigration documentation.

Important Dates and Deadlines

  • January 1: You must own and occupy the property as your primary residence by this date for that tax year.

  • March 1: Deadline to file your homestead application with the Alachua County Property Appraiser.

If you miss March 1, you generally cannot get the exemption for that tax year.

What If You Close on a Home After March 1?

If you close on a home after January 1, for example, March 5. You are not eligible for homestead for that year, even if you apply immediately.

In that case:

You can apply between November and March 1 of the following year

Your homestead exemption will take effect the next tax year

Property taxes are typically prorated at closing, but homestead benefits will not begin until the following year.

How to File in Gainesville

Bring your completed application to the Property Appraiser’s Office: 515 N Main St, Suite 200, Gainesville, FL 32601.

What Happens After You File

Once your application is submitted:

  1. The Property Appraiser reviews your application.

  2. You’ll receive a receipt or confirmation of filing.

  3. If approved, the exemption automatically renews each year as long as your residency status doesn’t change.

  4. If denied, you’ll receive a notice and can appeal to the Value Adjustment Board within 30 days of the denial notice.

Tips for a Smooth Application

✔ Update your Florida driver’s license and vehicle registration BEFORE applying.
✔ Make sure your mailing address matches your claimed residence.
✔ Submit early in the filing window, don’t wait until March 1.
✔ Keep copies of everything you submit.
✔ If your home is owned through a trust, ensure the trust clearly gives you the right to occupy the property, some restrictions may apply.
