What Happens After Our Buyer Meeting

1. Finalizing Your Financial Readiness

If you’re using a loan and aren’t fully pre-approved yet, I’ll help connect you with trusted local lenders so you can confirm a comfortable price range and be ready to act when the right home appears.

If you’re paying cash, we’ll confirm proof of funds, discuss timing, and review strategy options to keep your offers clean and competitive.

Either way, clarity here sets the foundation for a smooth process.

2. Setting Up Your Home Search & Alerts

Based on our conversation, I’ll customize your home search around your must-haves, deal-breakers, and lifestyle priorities.

You’ll be added to OneHome, which allows you to:

  • Receive real-time alerts when homes that fit your criteria come on the market

  • Get notified when prices adjust

  • Favorite homes and share feedback easily

This ensures you’re always seeing accurate, up-to-date listings and that we can move quickly when the right opportunity appears.

As we tour homes and refine your preferences, I’ll adjust your search to keep it focused and efficient.

3. Touring Homes & Providing Feedback

When homes that fit your criteria hit the market, we’ll schedule showings promptly. After each tour, your feedback helps fine-tune the search even further.

If you see a home online that catches your eye, send it my way. I’ll confirm availability, research the property, and make sure we’re working with the most current and accurate information.

4. Market Insight at Every Showing

When we tour homes, I won’t just open the door, I’ll arrive with market data so you can make informed decisions on the spot.

At each showing, we’ll review:

  • Recent comparable sales

  • How the home is priced relative to the market

  • Current competition and buyer activity

  • What similar homes are selling for and how quickly

This way, you’re not just seeing the home you’re getting a full picture of value, demand, and strategy in real time.

5. Making a Smart, Strategic Offer

When you find the right home, I’ll guide you through crafting an offer that aligns with the market and protects your interests.

This includes reviewing comparable sales, discussing terms and timelines, and handling communication and negotiation with the seller. My role is to help you make confident, informed decisions not rushed ones.

6. Under Contract to Closing

Once your offer is accepted, I’ll coordinate inspections, appraisal, title work, insurance, and deadlines.

Inspections are meant to inform and protect you. We’ll review results together and decide the best path forward whether that’s moving ahead, negotiating, or reassessing.

From there, we move step by step toward closing day with clear communication the entire way.
